Vietnam remains one of Asia Pacific's most underserved data center markets, while a growing development pipeline and proposed hyperscale projects point to rising demand for digital infrastructure, according to Cushman & Wakefield.

Cushman & Wakefield has been appointed by Stavian High-Tech Infrastructure Corporation, a member of Stavian Group, to conduct a feasibility study for Stavian Digital Park (SDP), a proposed hyperscale digital technology park in Ho Chi Minh City.

Funded by the U.S. Trade and Development Agency (USTDA), the study comes as investment in cloud computing and artificial intelligence (AI) expands across Southeast Asia.

Cushman & Wakefield's 2026 APAC Data Center Investment Landscape report identifies Vietnam as the region's most underserved data center market, with about 1.4 million people for every megawatt (MW) of operational capacity. Vietnam also ranks second in Asia Pacific for yield on cost, according to the report.

The company's APAC Data Center Update H1 2026 shows that Ho Chi Minh City's development pipeline reached 68 MW in the first half of 2026, more than double its existing operational capacity.

SDP is among the first proposed hyperscale data center projects in Vietnam. It is planned to cover about 300 hectares and reach an initial power capacity of 300 MW by 2030.

The project is expected to integrate international subsea fiber connectivity with bandwidth of up to 200 Tbps, along with solar and other renewable energy sources.

Danny Dung Le, CEO of Stavian High-Tech Infrastructure Corporation, said SDP is designed as an integrated digital infrastructure platform providing connectivity, energy and other infrastructure for hyperscale data center operators, enterprises, government digital infrastructure, and AI and cloud computing providers.

The feasibility study covers 15 workstreams, including market demand, site suitability, power infrastructure, telecommunications connectivity, financial viability, sustainability, regulatory requirements and implementation strategy. It will also assess conditions needed to improve the project's bankability and support future investment decisions.

The project is part of Cushman & Wakefield's broader data center advisory work in Vietnam and Asia Pacific. The company said it has advised on more than 5 GW of operating data center capacity and currently manages 1.7 GW across the region.

In Vietnam, it has supported feasibility studies and operator sourcing for several hyperscale developments, including a proposed digital park in central Vietnam with an expected capacity of 500 MW.

Hieu Bui, director of Data Center Advisory & Transactions under Cushman & Wakefield Vietnam's Capital Markets department, said hyperscale data centers require power availability, telecommunications connectivity, land, regulatory frameworks and capacity for long-term expansion.

"Hyperscale data centers are not simply real estate or technology projects. They represent a distinct infrastructure asset class with highly specialized requirements for power availability, telecommunications connectivity, land, regulatory frameworks, and long-term scalability," he said.

"As demand in Vietnam continues to grow while supply remains limited, the competitive advantage will belong to projects that are well planned and able to clearly demonstrate technical, commercial, and financial viability."

Bui said the SDP feasibility study would help develop a phased roadmap and provide a basis for engagement with potential operators, investors and international partners.

Vietnam is also expanding digital infrastructure as part of efforts to develop the digital economy. Under Resolution No. 57, the country aims for the digital economy to account for at least 30% of GDP by 2030. Policies covering data, digital technology parks and data centers are also being developed to support large-scale projects.

Minh Hoang, Country Manager of Cushman & Wakefield Vietnam, said the growth of AI, cloud computing and digital industries is driving global demand for large-scale data infrastructure.

"The rapid growth of artificial intelligence, cloud computing, and digital industries is driving global demand for large-scale data infrastructure," Minh said.

"Supported by strong economic growth, a strategic regional location, and the government's commitment to digital transformation, Vietnam is well positioned to emerge as a new data infrastructure hub in the region."

She said realizing this potential would require more digital infrastructure projects with long-term planning and alignment with international standards.

"Drawing on our experience advising data center projects across global markets, Cushman & Wakefield is proud to support large-scale initiatives such as Stavian Digital Park, helping strengthen Vietnam's digital infrastructure capacity while enhancing the country's attractiveness to global investors and technology companies," Minh said.

Cushman & Wakefield is a global commercial real estate services company with about 53,000 employees across more than 350 offices in nearly 60 countries. It reported $10.3 billion in revenue in 2025.
