400-hectare green industrial zone west of HCMC unveiled

Developed by Prodezi and Huong Viet (HVH), it is the largest eco-industrial zone in the Mekong Delta, designed according to a sustainable ecological model.

Located opposite the LA Home project, the zone forms a pioneering urban-industrial complex in Long An Province, which borders Ho Chi Minh City to the west, committed to sustainable development.

Green development solutions

Prodezi EIP has garnered significant attention, attracting businesses, associations, trade offices, and investors at its launch event. Situated at the intersection of the DT830 and the upcoming 60-meter-wide Luong Hoa, Binh Chanh Boulevard, Prodezi EIP is part of the My Quy Tay, Luong Hoa-Binh Chanh development axis, one of Long An’s six key infrastructure projects.

The project, expected to be completed by the end of 2025, will reduce travel time to HCMC’s central areas and key national routes like Ring Road No. 3 and 4. Businesses in the zone will benefit from easy access to airports and seaports, reducing costs and enhancing supply chain efficiency.

At the event, a Prodezi representative emphasized the project’s long-term vision for sustainable industrial development.

The eco-industrial zone aims to create a business ecosystem that harmonizes with nature, built on four sustainability pillars: utilizing renewable energy, reusing and recycling water, developing green-certified buildings, and cultivating healthy biodiversity..

Pioneering eco-industrial and urban models

In addition to Prodezi EIP, the developers are also working on LA Home, a 100-hectare eco-urban development. Both projects are connected by the Luong Hoa-Binh Chanh Boulevard, creating a harmonious integration of living and working spaces.

Prodezi EIP meets the government’s ecological standards, while LA Home prioritizes eco-urban living with 30% building density and a design that emphasizes harmony with nature.

The urban area includes a 2.2-hectare central park, seven natural water canals, and a combined eight hectares of green spaces and water bodies, offering a balanced living environment.

The surrounding urban complex offers a full range of amenities, including a multi-level school system, medical center, traditional market, and modern conveniences like a commercial boulevard, shopping mall, clubhouse, and sports center.

The sports center, recently opened, features a salt-chlorine pool, gym, tennis and pickleball courts, a multi-purpose sports field, and a children’s playground, promoting a healthy lifestyle for residents and workers.

The combination of Prodezi EIP and LA Home creates a convenient, connected environment, generating synergistic value. The project offers international-standard infrastructure, strategic location, tax incentives, competitive rental prices, and professional management services.

Catching global trends

As the global economy shifts towards greener standards, eco-certified industrial zones are gaining importance. Such zones offer benefits beyond economic growth, creating beautiful landscapes and improving quality of life.

In Vietnam, a country where industry is vital to development, the eco-industrial model is encouraged by the government as part of its commitment to achieving Net Zero emissions.

While transitioning to eco-certified standards requires significant investment, the long-term rewards include attracting foreign investment, leveraging tax incentives, and promoting safer and sustainable growth.

Although Vietnam currently lacks officially eco-certified industrial zones, Prodezi EIP is poised to lead, having integrated full ecological criteria from the initial planning stage. The project’s groundbreaking is set for late November, with handover planned for the second quarter of 2025.

The developer is also establishing strategic partnerships with leading international firms to implement advanced green standards from Japan, Singapore, Europe and the U.S., positioning Prodezi EIP at the forefront of sustainable development.
